Xerox Phaser 6510 problem printing labels

Hi,
I wonder if anyone can help me out?
I am trying to print plastic labels. The ink is smudging / flaking off really badly. The problem has got worse recently. No matte which settings I seem to use, the issue does not resolve.
Could anyone provide any insight?
